Most Australians think building wealth through property means buying a house and waiting.

And to be fair, that approach has worked for decades. But it is the slowest and most expensive way to play the game. And while you wait, the investors who understand how this market really works are building wealth faster, with smaller loans and less tax along the way.

So in this video I am going to show you how property wealth is really built in Australia. Why prices keep climbing over the long term. Why new property gives you advantages older property never will. And how smart investors move from passive buying into something far more powerful.

My team and I have delivered more than half a billion dollars’ worth of projects, so none of this is theory.

But here is what most people miss completely. Right now, the government is sending a very loud signal about exactly where the next wave of property wealth will be created. And most property investors are walking straight past it.

Stick around, because later I will show you what that signal is and how to position yourself in front of it.

Why Property Keeps Going Up

Let’s start with a simple question. Why does property in Australia keep going up?

Think about the people you know who bought property years ago. I have only ever heard people curse themselves for selling. Never for holding. That is not luck. There are real forces behind it.

The first is supply and demand. We do not have enough homes in this country, and everybody needs somewhere to live. That is the part people underestimate. Property is a necessity asset. Nobody gets a choice about needing a roof over their head. Compare that to shares. The share market relies on people wanting to invest in companies. Property has a marketplace full of people who need what you are supplying.

The second force is inflation. As governments print money and take on debt, asset prices get inflated with everything else. Property is one of the biggest hedges people use to protect their money against that.

And the third is land itself. Nobody is making more of it. Yes, new land gets released for property development. But that is a slow, expensive process buried in red tape.

So demand keeps growing, money keeps inflating, and land stays scarce. That is why property climbs over the long term. Not in a straight line. There will be turbulence and dips along the way.

But the investors who do not understand these forces are the ones who panic when the market wobbles and sell at exactly the wrong time. That one decision can cost them hundreds of thousands in growth they never get to see.

So before you buy anything, anchor yourself in the long game. The fundamentals do the heavy lifting.

Now, knowing property goes up is just the entry ticket. The real separation comes from the type of property you buy. And this is where new property changes the equation.

The New Property Advantage

In recent years there has been a spotlight on new property. And for good reason. The government wants more homes built, so it has loaded new property up with advantages to supercharge supply.

The biggest one is negative gearing in Australia. If you’re wondering, what is negative gearing, in plain English, if the costs of holding your investment property are higher than the rent it brings in, that loss can reduce your taxable income. You are paying less tax while you hold a growing asset.

Then there is depreciation. A new building wears over time, and the tax office lets you claim that wear against your income. On a brand new home those claims are at their highest, which boosts your cash flow in the early years. Right when holding the property is hardest.

On top of that, a new home rents for more than an ageing one. Tenants pay a premium for new. And you become a landlord for an asset that will not chew through your weekends with maintenance.

Now picture the investor who ignores all of this. They buy a tired, older property, miss every one of these advantages, and bleed cash flow month after month. And when the holding costs hurt enough, they get forced to sell early. Right before the growth they bought the thing for.

So when you compare properties, do not just compare prices. Run the after tax numbers. That is where new property quietly wins.

Now, buying new is one thing. But there is a level above it that hardly anyone talks about. And it comes down to one word.

Wholesale.

By the way, if you’re trying to wrap your head around this properly, join the Little Fish Network. It’s our free property developer network where people are asking questions, sharing what they’re learning, and helping each other improve.

Wholesale Versus Retail Buying

When you buy a finished property, you are paying retail. You pay full market price, and then you pay stamp duty on top. That is the government tax on the purchase, and it is tens of thousands of dollars gone on day one.

But when you develop, you create the property at cost. That is the wholesale rate. The land, the duplex designs, the approvals, the build. You pay what it costs to produce, not what it sells for. And the gap between those two numbers is equity you created yourself.

Think about what that means. Your loans are smaller, because you borrowed against cost, not the finished value. Your risk is lower, because you are not relying on the market to lift you. And the day you finish the project; you are already in front.

The retail buyer next door needs years of capital growth just to reach the position you start in. That is the difference between waiting for wealth and manufacturing it.

But here’s the thing. You cannot access wholesale prices by accident. There is a skillset behind it. And that is the next piece.

From Passive to Active

The shift from passive investor to active investor comes down to understanding how property gets created. I am talking about undertaking development due diligence on a site before you commit. A development feasibility study, which is simply the numbers test that tells you whether a project makes money before you spend a cent.

If you want to start testing real sites yourself, our property development feasibility calculator gives you a practical way to work through the numbers before you commit.

Then site selection, town planning, design, choosing the right dual occupancy builders for local projects, the build itself, subdividing your property, even handling defects at the end.

You do not need to master all of it overnight. But you either need to understand this process or work closely with experienced property development consultants who do.

Because the margin for error in property development is tiny. Get your numbers a few percent wrong in the wrong direction, and the profit you were chasing can disappear completely. The people who guess end up funding everyone else’s lessons. The people who learn first are the ones who collect that wholesale advantage we just talked about.

So treat the education as part of the investment. The right property development courses can help you understand the process before you start putting serious money at risk. It is some of the cheapest insurance you will ever buy.

And once you understand the development process, you will start to see the signal I mentioned at the start. Because the government is pointing straight at the opportunity.

Where the Government Is Pointing

Australia has a national target of one point two million new homes by the end of the decade. And we are missing it. Year after year. Nothing is fundamentally changing that will help them actually hit those targets. If anything, it is getting harder.

That supply shortage is also shaping the outlook for property investors in 2027, particularly for investors looking at where new housing demand, government policy and development opportunities are heading next.

So what does that tell you? The supply crisis is not getting fixed anytime soon. And when a government has a problem it cannot solve, it leans on the people who can. That is the signal.

Remember those tax advantages on new property from earlier? They exist because the government is desperate for new supply. And as the targets keep getting missed, expect them to lean harder. More incentives, more support, more little free kicks for anyone bringing homes to the market.

Ignore that signal, and you stay stuck in the crowded passive market, competing with every other buyer at retail prices. Follow it, and you position yourself on the side of the problem the government is throwing money at. And that’s exactly what experienced developers are looking at as they assess the 2027 property market.

They’re not just watching property prices. They’re identifying where demand is heading, where supply is falling short and how to create value through development. That’s where the next wave of property wealth gets created.

Putting It All Together

So, let’s pull this together. Property climbs over the long term because demand never stops, money keeps inflating, and land stays scarce. New property hands you tax and cash flow advantages that older property cannot. Developing lets you create assets at wholesale instead of buying at retail. And the government is begging for new supply and rewarding the people who deliver it.

If those pieces make sense and you are ready to learn the process, you are in a strong position. If they do not yet, that is valuable too. It means you can put your energy into education first and keep your capital for the strategy that genuinely suits you.
