At the same time, resale prices especially in Melbourne have not grown at the same pace.

That is why people feel like property development does not stack up anymore.
But here is the part most people do not think about.

We have actually seen this before.

Personally, I do not think so at all.
I do not know exactly when it happens, but historically Melbourne always regains ground. And we are already seeing property investors from interstate moving in because they see value here.
So if someone’s mindset is I want quick money straight away, development right now might feel frustrating.
But if you are thinking longer term and you understand property market cycles, there is a lot of opportunity sitting in front of you.
The Mindset That Works Now

You do not want to be in a position where you have to sell.
You want to be comfortable selling your townhouses if the numbers work but also comfortable holding for brighter days when the market improves.

Honestly, when I mention it sometimes people think I am crazy.
But when you talk to real estate agents, they love them.
They are generally cheaper to build, they appeal to a broad market, and they help protect your margin which is exactly what you want in a tighter environment.
It is not flashy.
But it works.
And right now that matters.
