For decades, buying an investment property and just holding it worked. That’s about to change. There’s a shift coming that’s going to quietly leave a huge chunk of property investors behind. Most of them won’t see it coming. And by the time they feel it, the damage is already done.

I’ve spent over ten years in property development, and my team and I have delivered more than half a billion dollars’ worth of projects. So, I’m going to show you exactly what’s about to happen, where the money flows instead, and how to land on the right side of it.

But here’s the part almost nobody has connected yet. This same shift is about to make development land cheaper than it’s been in years. And if you understand how to use that, it could be one of the smartest plays of the decade.

Stick with me, because I’ll show you exactly how that works.

How Investors Built Wealth Until Now

Let me start with how most people have been property investing in Australia up to now. You buy a place. You hold it. And over time, the market lifts the value. Simple.

And for a long time in this country, that worked. A lot of people built real wealth doing exactly that.

But here’s the bit that gets glossed over. It only worked depending on where you bought. A massive slice of investors got funnelled into what people call investment-grade suburbs. Usually by buyer’s agents and wealth advisors pointing their clients into the same handful of pockets.

And those markets didn’t climb because everyone suddenly wanted to live there. They climbed because more investors kept rolling in. One buyer paying a bit more. Then the next paying a bit more again. That’s what was driving those prices up.

So the growth a lot of investors are banking on was being propped up by the next investor walking in behind them. Take that buyer away, and you have to ask what’s really holding the price up. And that is exactly what’s about to happen.

The 2027 Negative Gearing Change

From July 2027, the rules around negative gearing in Australia are changing. What is negative gearing? It’s just a tax perk. When an investment property costs you more to hold than it earns in rent, that’s a loss. And you can use that loss to lower the tax you pay on your wages. That’s been one of the biggest reasons people buy investment properties in the first place.

Here’s the change. From that date, you’ll only get that perk on brand-new builds. Buy an established, existing home as an investment, and you can’t write those losses off against your income anymore.

Now, if you already own investment property, take a breath. You’re grandfathered. The old rules stay in place for what you already hold. This hits the next wave of buyers, the people who were going to step in after you.

Why Those Buyers Pull Back

So think about what that does to them. First, it hits how much they can borrow. Banks factor that tax benefit into what you can afford to repay. Strip it out, and your borrowing power on an existing property drops. You simply can’t buy as much.

Second, and this is the bigger one, it kills the motivation. A lot of these buyers earn good money and work hard for it. They were buying partly to drag their taxable income down and pay less tax. No tax benefit means no reason to play in that part of the market.

So, you’ve got a huge group of buyers who can’t borrow as much and don’t want to be there anyway. They pull back. And when that many buyers walk away from existing investment property, you get a hole in the market right where they used to sit.

I’ll be straight with you. I’ve got a real concern about those areas. Because without that constant flow of investors holding prices up, nobody really knows where the floor sits. I think we’re going to see a correction in existing stock. And the people most exposed are the ones who never understood what was holding their value up in the first place.

If this is starting to feel like a lot, that’s exactly why we built the Little Fish Network. It’s our free property developer network, and it’s full of people working through these same changes in real time.

Where the Money Flows Instead

So, if a big chunk of the market is pulling out of existing property, the real question is where all that money goes. Because it doesn’t disappear. It moves. And it flows into two places.

The first is owner-occupied homes. Your own place to live, your principal home. Any gain you make on the home you live in is tax-free. So, people are going to pour even more into their own homes, improve them, make some money, and roll that into an upgrade. That part of the market gets stronger, not weaker.

The second place is new property. And this is the key. Remember those tax benefits being taken away on existing homes? On brand-new builds, they stay. You keep negative gearing. You even keep the capital gains tax discount. That’s the break you get when you sell at a profit. And it’s being wound back almost everywhere else.

So, the government is basically pointing a giant arrow at new stock and saying, build here, buy here. That’s where the tax incentive lives now.

And the people who get caught? The ones still chasing established investment properties for tax reasons that don’t exist anymore. The winners are the ones who understand these two markets and move with them.

Why Development Land Gets Cheaper

Now here’s the part nobody’s actually connected yet. This is the flipside I promised you at the start.

When you go to buy a site to develop, you’re often bidding against buy-and-hold propery investors. The same people chasing established properties to rent out. They’ve always been competition for that land. But that whole group is about to shrink. Fewer of them in the market means less competition for those sites. And less competition means you can pick that land up for less.

Think about what that does to a development. Your single biggest cost on most projects is the land. Get it cheaper, and the numbers on the whole project improve from day one.

So for the next year or two, there’s a genuine window. While the existing market corrects and those buyers sit on the sidelines, you can move. Buy well, develop new stock, and create your own upside. Instead of waiting for the market to hand it to you.

But spotting the opportunity is only half the battle. Understanding how experienced developers assess the 2027 property market, identify the right sites and manufacture their own equity is what separates those who capitalise on the shift from those who miss it.

That’s the real shift in mindset here. You stop hoping the market lifts you. You manufacture the equity yourself. And the people who miss this window are the ones still watching the old market, waiting for it to do something it’s not going to do.

Build for Owner-Occupiers, Not Investors

So if you do go ahead and develop, what you build matters more than ever. But there’s a catch.

A lot of property developers build for investors. Small, cookie-cutter, packed tight, heavy on body corporate. Cheap to throw up, easy to rent.

The problem is who buys it from you later. Because your brand-new build doesn’t stay new forever. The day you go to sell it; it’s no longer new stock. It drops straight into the existing category. The same category that just lost all its tax appeal.

So if you’ve built an investor-grade box, you’re now trying to sell it into a market where investors have pulled back. That’s a brutal place to be.

This is why we’ve built for owner-occupiers at Little Fish for years. Families. People buying a home to live in. Three or four bedrooms, multiple bathrooms, real living space, a proper backyard, a garage, less common property and lower body corporate costs.

That stock rents well in the short term. But more importantly, when you sell down the track, you’re selling to an owner-occupier who’s buying with their heart, not a spreadsheet. They pay more. And they’re the buyers who’ll still be there when the investor crowd isn’t.

Get the product right and the location right, and you’ve built something that holds up no matter which way the market turns.

Putting It All Together

So, let’s pull it together. The old buy-and-hold-anywhere game is ending. The tax change in 2027 is going to pull a wave of investors out of existing property and leave a hole behind it. The money flows into two places, owner-occupied homes and brand-new stock. The land for that new stock is about to get cheaper. And the smartest move is to develop owner-occupier homes, in owner-occupier areas, where the value holds.

If those pieces are lined up for you, you’re in a genuinely strong position heading into 2027. You’re not exposed to the market that’s about to wobble. You’re playing in the parts that are getting stronger.

And if they’re not lined up, that’s valuable too. It means you can keep your capital and your energy for the right play. Not pour it into a market that’s about to leave people behind.

If you want to take this further, here’s how we can help.
